Quartier des Cèdres

The network of public spaces defined by the two mobility axes that cross the site organises the urban form. This consists of linear buildings that emphasise the urban character of the neighbourhood and accompany the mobility axes, as well as more compact buildings on the periphery distributed throughout a park, with the tower in the background standing out as a territorial landmark on the scale of the Lake Geneva metropolitan area.
The first phase of development of the neighbourhood, comprising 11 buildings (A to K) totalling approximately 54,800 m² of floor space (SPd) and a shared underground car park, began in 2010 and will be completed in 2026 with the construction of buildings H, I, J and K.
Buildings A, B and C are organised in sections with a glazed ground floor dedicated to activities (local shops or services) and access to the circulation cores of the flats located on the upper floors, which are topped by attics whose recesses help to reduce the perceived height of the building.


The façades combine continuous strips of prefabricated concrete forming a parapet running in front of the balconies with a secondary metal façade featuring windows and sliding shutters, adding a rich randomness to the rigorous composition.


Buildings E, F, I, J and K are exclusively used for housing, either for rent or as freehold properties (PPE).
Their façades feature walls pierced by windows, with particular attention paid to the base to anchor the building to the ground and create access points, and to the top floor to reduce its size and create terraces.

Building D is a special case, housing senior citizens' accommodation and a Migros supermarket on the ground floor. It also stands out for its predominantly metallic materiality.

The plot is located on the western edge of the municipality of Chavannes-près-Renens, halfway between Renens railway station and the Hautes Écoles (EPFL-UNIL) site. It enjoys excellent access, both for soft mobility and public transport, as well as for private motorised traffic.


The project complies with the provisions of the ‘Les Cèdres’ Neighbourhood Plan, which came into force on 9 February 2014 following a referendum process.
Taking advantage of its excellent accessibility and attractive location, the Plan aims to create a new centre in western Lausanne, planning for the construction of housing (1,600 new residents), businesses (1,000 jobs) and facilities, with a density (IUS) of 1.3.

The Neighbourhood Plan, drawn up by the GEA office, defines four development areas structured by a network of communal spaces and significant landscaping on a neighbourhood, municipal and western Lausanne scale.

Within these development areas, the layout of the buildings is unrestricted, with the exception of mandatory building lines along major public spaces and the observance of distances between buildings. A uniform maximum height is defined, allowing for the construction of six-storey buildings, with the exception of one area designated for a tower block.
