Buenavista Office Park 9

Buena Vista Office Park is located at a strategic road junction on the Pan-American Highway, halfway between the Federal Capital, Pilar and Nordelta. The master plan developed by RDR architects proposes integrating a dozen plots of land into a building complex linked by a central street that promotes the shared use of ground floors and semi-public spaces. Commercial and administrative ground floors are linked to wide pavements and green spaces, including wooded car parks that complement the spirit of the site. This strategy aims to mitigate the impoverishment of urban spaces due to the segregation of uses, which is very common in these suburban developments that have emerged as concrete responses to security criteria.

The work proposes to address the material strategy with a responsible vision of energy and technical resources, through a system capable of integrating space, structure, and envelope into a complex unit. In an area dominated by extensive voids, the building presents itself as an urban object that breaks down into constructive elements closer to the human scale, in order to give character and urban quality to the landscape it is building.

The perimeter structure is externalised and envelops the volume in a grid that organises the loads, consciously protects the interior from direct climatic exposure and gives the building an architectural language. This system organises a depth of 1.30 m with respect to the internal façade, which defines intermediate shaded spaces that are also regulated by a series of horizontal sunshades that complete the solar protection of the glass surface, further reduced to the necessary area by the inclusion of a blind parapet under the work surface.

The fusion of structure, façade and solar protection optimises resources and frees up regular space for an administrative programme, offering corporate and/or multiple flexibility, which allows for the exploration of a principle that allows for growth and change within the same envelope. The floors are organised on each level as open spaces complemented by a central core, divisible according to the arrangement of the six interior columns, forming an integral grid of flexible workspaces.

The project develops research into ways of technifying the structure, integrating it by means of sunshades, metal meshes and adjustments to the composition and depth between the planes, in order to make the energy performance of the entire building more efficient. This system, which is developed from the lower to the upper levels, adjusts the distance between the enclosures in each case, deploying a series of variations in the intermediate spaces suitable for each situation (access on the ground floor, work on the standard floor, recreation on the terraces).

The project, a flexible office building, is located in the district of San Fernando, Province of Buenos Aires. Responding to the widespread demand for development in the northern part of the city and its outskirts, it serves as the starting point for the Buenavista Office Park Masterplan. It includes a commercial/administrative ground floor and seven floors of offices, structured around a compact central core with general services for each level. All floors have a flexible design that allows for unique layouts and up to eight units per floor. The project is completed by two basement levels that respond to the area's extensive parking needs.
