The new construction replaces two buildings dating from the late 19th century. Built at the time by the founder of the sanitary company Daniel Perret, one of the buildings housed the company's workshops, offices and warehouses, with three flats and two studios on the upper floors. The second building, at No. 8, was originally the family home. From 1986 onwards, the buildings were occupied by the offices of the company, which had been renamed Technologie Sanitaire Perret SA. Partially located on the future M2 station, the building was demolished in October 2003. A partial land use plan (PPA) was drawn up between 2003 and 2006, leading to the new construction project in 2007. Located between the Place de l'Ours metro station and the Collège de Béthusy, the building is subject to strict size restrictions, with a narrow and very long plot. The designers therefore came up with a layout for 21 ‘urban loft’ apartments, totalling 2,096 m² of gross floor area, with a SIA volume of 6,257 m³. The programme offers a maximum of small 2.5-room apartments and a few 3.5- to 4.5-room apartments for rent. The ground floor on the avenue is occupied by a shop.
